Local Agent Provides Free Government Program Eligibility Surveys to Eureka Area Homeowners Facing Financial Hardships

Website presents information and answers questions on homeowner eligibility with new foreclosure avoidance resource.

Eureka, CA – 5/4/2010 – Local CDPE-designated agent and community advocate, Dean Kessler of The Kessler Real Estate Team has announced the expansion of an information website for Eureka-area homeowners in distress:

Market Conditions Report

This month’s numbers reveal a market in transition—the question is, where is it going?

              The good news! Historically low inventory of homes for sale, a 39% increase in the number of pending home purchases and a whopping 59% increase in the number of homes sold. Wow! And much of this actrivity is being fueled by the first time home buyers taking advantage of historically low interest rates and the $8500 federal tax credit. The State is introducing a $10,000 tax credit for homebuyers.

The bad news! The $8500 tax credit expires the end of April. This month we saw interest rates creep up over 5%. There is a lot of international pressure on the Fed to bring rates up to stem inflation.

The ugly news! The number of homes going into pre-foreclosure continues to grow, up 150%. If these homes where to enter the market they would put tremendous downward pressure on home prices.

Is this the right time to sell? Yes! How much longer we will have to wait for home prices to stabilize? I’m thinking 2015 minimum! How much further will home prices drop? My 8-ball isn’t giving me an answer, thanks Kaci.

February 2010 Real Estate Market Condition Report

There is good news for sellers! Home sales are up! Loan money is flowing, interest rates remain below 5%, again. I sound like a broken record stuck on the good news.

Yet for many “distressed” home sellers, this may not feel like good news time. Yet there is good news for home owners upside down in their mortgages and making mortgage payments from credit cards and retirement funds to keep the house. Looking Forward to 2010

Dear Friends, 

2009 was a very tough year for many of us for a lot of different reasons. Many people are unemployed or underemployed and are feeling financial hardships or even losing their homes. I want to give you some tips and financial insights for 2010. 

Step 1: Start accounting for your money. Fill out a profit and loss statement every month for your family. I have bee doing this since 1996. Every month, track all your bills and spending along with your income.

Step 2: Pay off all revolving debt. Credit cards are making banks rich. Send in extra money every month to the smallest balance card first and pay them off one account at a time.

Step 3: Either refinance or modify your mortgage. Because of the drop in values, you may only be able to modify. Contact your servicer (the one you make your payment to) and go to their home retention department and file for hardship modification. You may need to call 100 times to get it done. The squeaky wheel gets the oil.

Step 4: Save 20% of your gross taxable income. You must do this or you will always struggle financially. I know it’s HARD to save 20% of gross taxable income (W-2 Income) but it will make the difference the next time the economy struggles.

 These are the great steps that I live by.
